A Transaction Screen Assessment (TSA) is a limited environmental review of a property, designed to identify Potential Environmental Concerns of lower risk commercial and multi-family real estate.

The scope of service is less than that of a Phase I Environmental Property Assessment. The TSA must be completed in accordance to the ASTM Standard E1528-22. Although it DOES NOT meet the requirements for CERCLA innocent landowner defense that a Phase I Environmental Property Assessment offers, in today’s competitive economic marketplace the TSA is sometimes used as an alternative due diligence inspection.
